What is a measurement or floorplan service?

Floorplan services are just what they sound like: Based on your requirements, an appraiser will measure the house's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement service work?

During a home measurement or floorplan service, an appraiser takes measurements of your home or property with a measuring tool — either a tape measure or laser measuring device. As they move around the home, they notate the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may sketch out the property. Then, the appraiser creates a report and a more detailed floorplan showing the total square footage and the general layout of the home. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When do I need a floorplan service?

Real estate taxes

Property tax records frequently reflect incorrect square footage because the values can come from many sources, and occasionally go unproven — meaning you may be paying for more space than you have! Unless a certified appraiser has recently performed an evaluation on your property (after any renovation that may have affected square footage), you'll need one to perform a measurement service before disputing your taxes. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Putting a home up for sale

A measuring service can ensure that you're paid fair market value for your house. Area is one of the biggest elements potential buyers look for when purchasing a home — but since square footage values are frequently approximated rather than accurately measured, your property listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of the home as well as the number of potential buyers. The only dependable method of using a precise GLA when listing your property is to reference a recent appraisal or measurement service performed by a certified appraiser (after any renovation that might have affected square footage).

Information for agents

To ensure that your client's property closes at a price that properly reflects market value, we suggest requesting a floorplan service for the property. Your clients, and potential buyers, will appreciate your attentiveness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be an excellent marketing tool for getting potential buyers interested because they can see the layout and characteristics of the house before and after touring.
